What is Model Checker?

CORENET X’s Model Checker (MC) is a supplementary tool that automatically validates BIM submissions files that are in IFC format against basic IFC standards, modelling standards & regulatory requirements.

It is crucial that BIM models submitted by QPs adhere to the standards outlined in the CORENET X Code of Practice (COP) for effective regulatory review by agencies. To support the industry, we have implemented two foundational checks - the IFC Schema Check and Quality Check.

The IFC Schema Check serves as the first line of validation, identifying BIM models that do not meet basic Industry Foundation Classes (IFC) standards. Adherence to these standards ensures BIM models can be properly viewed and processed in subsequent stages. The Quality Check complements this by evaluating the completeness of model information against the CORENET X Code of Practice requirements.

These checks have been developed based on learning points from projects, established IFC standards, and good modelling practices from the CORENET X Community of Practice (COPr).

The Regulatory Compliance Check will automatically assess compliance against a specified set of rules when the necessary information is present in the BIM models.

 

 

Why Use Model Checker?

For QPs and Project Teams

  • Ensure completeness: Use the Quality Check to confirm your model contains all required information under the CORENET X Code of Practice.

  • Check regulatory readiness: Identify potential non-compliance against selected regulatory requirements before formal submission.
  • Support coordination: Run checks on combined multi-discipline models to detect and resolve issues early.

What Model Checker Checks?

 

IFC Schema Check: This fundamental check informs QPs upfront about BIM models which do not meet basic IFC standards and would therefore prevent further processing of the BIM models. Common issues include:

  • Outdated IFC schema versions
  • Corrupted or encrypted files
  • QPs should revise the BIM models to address the issues and upload the BIM models again.

Quality Check: This check ensures BIM models across all disciplines meet the minimum quality standards specified in the CORENET X Code of Practice for effective regulatory review. It identifies issues such as:

  • Missing mandatory properties
  • Improper geo-location alignment across different discipline models
  • QPs should verify the consistency and completeness of information across all discipline models before submission to facilitate efficient agency review.

Regulatory Compliance Check: This check identifies non-compliances of BIM models against agencies' regulatory requirements. Examples of common issues include:

  • Insufficient headroom clearance
  • Undersized bicycle parking lots
  • QPs should review and confirm regulatory compliance of their design before submission.

When to Use MC

Before formal submission: Run at least one round of checks to identify and fix issues early. This helps prevent delays from resubmissions or agency queries.

During project coordination: Use MC to review and align models across different disciplines before finalising the combined model for submission.

For individual discipline models: You may check each discipline’s model separately, but running the full combined model provides the most complete and accurate review.

At point of formal submission: MC will automatically run during plan submission. If the IFC Schema Check fails, the submission will be rejected; otherwise, it will proceed for processing.

 

 

How to Use MC

Quick overview (pre-submission):

  1. Upload your BIM model (IFC format) in the Submission Portal.
  2. Select the checks you want to run.
  3. Review the MC results.
  4. Update your model to address the issues.
  5. Re-run checks, if necessary, before submission.

MC Rollout Timeline

We are introducing MC in phases to help QPs and project teams get familiar with the tool before it becomes part of the standard submission process.

Phase 1 - From 19 September 2025

  • MC Minimum Viable Product (MVP) available in the Submission Portal.
  • QPs can run checks voluntarily to review model quality and compliance before formal submission.
  • Submissions will proceed even if issues are flagged.

Phase 2 - Progressive Refinement

  • Expected after an initial adoption period (late 2025).
  • Feedback from industry use will be incorporated to improve checks and usability.
  • Additional rule checks may be introduced based on agency requirements.

Phase 3 - Integration into Formal Submission

  • Expected in early 2026.
  • MC checks will run automatically at the point of submission.
  • IFC Schema Check must pass for the submission to proceed; other checks will support review efficiency.
